  • TRIP PLANNING is an exciting part of your upcoming travel adventure so don't be shy with questions about things to do, how to get around, etc.
  • Availability and rates are subject to change. Reservations are only confirmed upon receipt of payment. Emails and inquiries do not constitute tentative reservations nor a commitment to hold dates for the inquirer.
  • RENTAL PROCESS

  • Reservations: A Booking Deposit and acceptance of our Rental Agreement secure your reservation. Payment is in Euros and can be made via credit card or wire transfer. Upon confirmation of your reservation dates, we will send you a link to our secure payment site.
  • Booking Deposit: For stays of one week or less, the Booking Deposit is equal to three (3) times the nightly rate; for longer stays, the Booking Deposit is 30% of the total rental amount. (Yes, for a minimum stay of three nights the Booking Deposit is equal to the total payment.)
  • Final Payment: If the total rental fee exceeds your Booking Deposit, then the remaining amount is due 60 days prior to check-in. Reservations made within 60 days of arrival are due in full at booking.
  • Cancellation: Please purchase travel insurance for protection against losses due to emergency change-of-plans.
    * If you cancel your reservation more than 60 days prior to arrival then all funds received, minus a €200 cancellation fee, will be promptly refunded.
    * If you cancel within 60 days of arrival, we will attempt to re-rent the property at the current rate and, if successful, all monies received will be credited back to you minus the €200 cancellation fee.
  • Late Payment: If we do not receive your Final Payment at least 60 days prior to your arrival, we will need to cancel your reservation so that we can attempt to re-rent the property and, hopefully, refund your monies as described above.
  • Check-in/Check-out: Standard check-in is 4pm, check-out is 10am. Fortunately, we can often be flexible about this if (a) you coordinate non-standard times with us well in advance of your arrival and (b) there are no other guests leaving/entering on your arrival/departure dates.
    Note: There is a €40 charge for check-ins after 9:30pm
  • Damage Deposit: Guests are responsible for damages exceeding normal wear and tear. A €300 refundable damage deposit is due in cash at check-in. (By prior mutual agreement, this deposit can be an equivalent amount in your home currency.) As of June 2008, and after more than 1200 guests, we have withheld part of one (1) damage deposit. (€100, which was offered by a guest who promptly called to confess a smashed armchair after teenage rough-housing.)
  • SMOKING: You will forfeit your entire damage deposit for allowing anyone to smoke anywhere on the premises, including the terraces. Also, as per the Rental Agreement, if we catch someone sneaking a smoke then we have the right to immediately terminate your occupancy. Tar and feathers are not out of the question. (Those of us who are allergic to smoke thank you for your understanding.)
